Seasonal Home Maintenance Checklist for Dubai Homes

A practical season-by-season maintenance checklist for Dubai homes — pre-summer AC, water tank cleaning, humidity control and exterior care.

Dubai homes face a maintenance cycle unlike almost anywhere else. The summer is long and brutal, the dust is constant, and humidity swings catch people out. A little planning across the year prevents the expensive, inconvenient breakdowns that always seem to arrive in August. Here is a practical checklist organised by season.

Spring (March–April): Prepare for Summer

This is the most important window of the year. Getting ahead now saves you from a mid-summer emergency.

  • Service your air conditioning before the heat arrives. Spring is the ideal time for a professional AC service so the system is ready for near-continuous running. Our AC maintenance team handles cleaning, gas checks and performance testing.
  • Clean or replace AC filters. Clogged filters strangle airflow and spike your DEWA bill.
  • Check window and door seals so cool air is not leaking out.
  • Test that AC condensate drains are clear before they are under load.

Summer (May–September): Manage the Load

During the hottest months, the focus shifts to keeping systems running and controlling humidity.

  • Check AC filters every four to six weeks — dust accumulates fast.
  • Watch for damp and mould in bathrooms, behind wardrobes and around AC units. High humidity encourages growth, so keep extractor fans clean and rooms ventilated.
  • Monitor your DEWA bill. A sudden jump often signals an AC working harder than it should.
  • Keep outdoor condenser units clear of obstructions on all sides.

If damp is becoming a recurring problem, our deep cleaning service tackles the build-up that ordinary cleaning misses.

Autumn (October–November): Recover and Reset

After a hard summer, systems need attention.

  • Book a post-summer AC service to address wear and tear before it becomes a fault.
  • Inspect plumbing and seals for any slow leaks that went unnoticed.
  • Service water heaters ahead of the cooler months when usage rises.
  • Tackle small handyman jobs — sticking doors, loose fittings, silicone in wet areas. Our handyman services cover the snags that pile up.

Twice a Year: Water Tank Cleaning

Water tanks should be cleaned and disinfected at least every six months. In Dubai's heat, tanks can encourage algae and bacterial growth, which affects both water quality and health. This is not a job to skip — schedule it into your calendar in spring and autumn.

Year-Round: Exterior and Dust Control

  • Rinse exterior surfaces and glazing to clear the fine dust that dulls finishes.
  • Check exterior paint and sealant on sun-facing walls for UV damage.
  • Clear drains and gutters before any rain, especially on villas.
  • Inspect outdoor units, lighting and fixtures for corrosion.

Apartment vs Villa

In apartments, the building management usually handles external repairs, while interior upkeep — plumbing, AC, fittings and cleanliness — is yours. Villa owners carry the full load, inside and out, so a structured plan matters even more, particularly for outdoor units, landscaping irrigation, garden taps and boundary walls that apartment dwellers never deal with.

A Quick Word on Dust

Dubai's fine, ever-present dust is the silent factor behind most premature wear. It clogs filters, dulls glazing, settles into AC coils and works into door and window mechanisms. Building a regular rinse-and-wipe routine into your week does more to protect finishes and equipment than any single big job — and it keeps the air inside your home cleaner too.

Make It Effortless

If keeping track of all this feels like a part-time job, a maintenance contract bundles scheduled visits so nothing slips. Our AC services and broader maintenance packages can be tailored to your home. Use our AMC calculator to estimate a plan, and read whether an AMC is worth it in Dubai before you decide.
