Building a Pool in Dubai — Start With the Type
The single biggest cost driver is the type of pool you build. Each suits a different plot, budget and lifestyle.
The main pool types
- Concrete / gunite (reinforced): the Dubai default. Fully custom shape, size and finish, and the most durable choice for the climate. The premium option for bespoke or luxury pools.
- Fibreglass (pre-fabricated shell): a factory-made shell craned in. Faster to install and smooth to the touch, but limited to standard shapes and sizes.
- Infinity / overflow: a vanishing edge where water spills over one or more sides into a catch basin. A premium, view-led design that adds cost over a standard concrete pool.
- Lap pool: long and narrow, built for swimming lengths in a compact footprint — popular for fitness in villa gardens.
- Plunge pool / spool: a small cool-down or spa-style pool, ideal for compact courtyards, terraces and rooftops.

What a Pool Costs in Dubai (Indicative)
Pool pricing is highly site-dependent — soil conditions, access, permits and finish all move the number — so treat these as indicative bands, confirmed after a site inspection. All figures are ex-VAT; add 5% VAT, plus permits/NOC and a build contingency.
Pool (indicative)
Typical AED band
Plunge pool / spool (3×4 m – 4×5 m)
25,000 – 90,000
Standard family pool (8×4 m – 9×5 m)
90,000 – 140,000
Large / luxury pool (10 m+)
160,000 – 350,000+
Infinity / overflow (premium)
160,000 – 300,000 (or +20–50% over a standard concrete pool)
- Per-m² basis (build, ex-VAT): concrete from ~AED 1,500–2,500/m² (standard finish), fibreglass ~AED 1,700–2,500/m². The reference residential pool is 8×4 m (32 m²).
- Add-ons like chillers, heating, infinity edges, LED lighting and saltwater systems sit on top — see the calculator and the equipment page below.
- Lap-pool figures vary and we confirm them per-project; glass/acrylic walls are a consultation item, not a fixed price.

The Dubai Climate Angle — Why Cooling Matters as Much as Heating
Dubai's pool engineering is different from cooler climates, and getting this right is what separates a pool you use from one you avoid.
- Summer = a chiller, not just a heater. From roughly May to September, an uncooled pool can sit at bath-water temperatures and stop being refreshing. A pool chiller (or a combined heat-and-chill unit) is the single most Dubai-specific piece of equipment. See the equipment page.
- Winter = heating. From around December to February, evenings cool off, and a heat pump keeps the pool comfortable so you use it year-round.
- Evaporation & top-up. High heat means significant evaporation; pools need regular top-up and the chemistry shifts faster than in milder climates — which is why maintenance frequency matters here.
- Dust & sun. Dust storms load the water and filters, and strong UV is hard on finishes and equipment — both feed into the maintenance schedule below.
Maintenance & AMC — Keeping the Pool Clear
A Dubai pool needs consistent care: skimming, vacuuming and brushing, chemical balancing, filter backwash, equipment checks and water testing. Most owners move to an Annual Maintenance Contract (AMC) so it is handled on a schedule rather than firefighting a green pool.
Indicative AMC bands (ex-VAT, +5% VAT) run from roughly AED 500–1,500 per month depending on pool size, visit frequency and tier — small bi-weekly at the lower end, larger weekly at the upper end. Full tier detail is on the maintenance page, and the pool maintenance calculator gives an indicative monthly figure.
Repair, Renovation & Resurfacing
Pools age — surfaces wear, tiles loosen, pumps fail, and tastes change. We handle:
- Repairs: leak detection (from ~AED 500 indicative), pump/filter/heater repair, tile and coping fixes.
- Renovation & resurfacing: re-tiling, re-plastering/pebble finishes, and upgrades such as adding an infinity edge, a saltwater system or LED lighting.
- Resurfacing runs from roughly AED 15,000–30,000 indicative (material-dependent), confirmed after a pool inspection.
Detail and "from AED X" anchors are on the services page.
Equipment — What a Dubai Pool Needs
A pool is only as good as its equipment: pumps, filters, chlorinators / salt systems, heaters and chillers, LED lighting, automation, skimmers and covers. We source, install and maintain all of it — the equipment page explains each part and why chillers in particular are essential here.
Why The Property Masters
- One team, the full lifecycle — design, build, maintenance, repair and equipment under one roof, so there is no finger-pointing between contractors.
- Built for the Dubai climate — chillers, heating, evaporation and dust designed in from the start, not bolted on later.
- Honest, indicative pricing — clear bands up front, confirmed after a site or pool inspection. We don't quote a fixed number for a site we haven't seen.
- Calculators to start with — get an indicative build or maintenance estimate online before you ever pick up the phone.
Whether you are planning a new pool, switching maintenance providers or renovating a tired one, the next step is a quick conversation and an indicative estimate. Use the cost or maintenance calculator below, or send us your details for a site visit.
Frequently Asked Questions
How much does a swimming pool cost in Dubai?
Indicatively, a plunge pool runs around AED 25,000–90,000, a standard family pool around AED 90,000–140,000, and a large or luxury pool around AED 160,000–350,000+, with infinity/overflow pools adding roughly 20–50% over a standard concrete pool. These are indicative ex-VAT bands (add 5% VAT plus permits) — pool cost is highly site-dependent, so the final figure is confirmed after a site inspection. The pool cost calculator gives a quick indicative estimate by type, size and features.
Do I need a pool chiller in Dubai?
For year-round comfort, almost always. In the Dubai summer an uncooled pool can reach bath-water temperatures and stop being refreshing, so a pool chiller (or a combined heat-and-chill unit) is the most Dubai-specific piece of pool equipment. A heater handles the cooler winter evenings. We size and install both based on your pool volume and how you use it.
How long does it take to build a pool in Dubai?
It depends on the type and complexity — a pre-fabricated fibreglass shell installs faster than a fully custom concrete pool, and permits, NOCs and site access all affect the schedule. Rather than quote a fixed duration for a site we haven't seen, we confirm a realistic timeline for your specific project after the site inspection and design sign-off.
What type of pool is best for a Dubai villa?
Concrete/gunite is the Dubai default for bespoke and luxury villa pools because it is fully customisable and the most durable in this climate. Fibreglass is a faster, lower-fuss option where a standard shape works. Plunge pools suit compact courtyards and rooftops, and lap pools suit narrow gardens and fitness use. We recommend a type after seeing your plot, budget and how you plan to use the pool.
Do you handle maintenance and repairs as well as construction?
Yes — we cover the full lifecycle: design and build, ongoing maintenance and AMC, repairs (leak detection, pump/filter/heater), renovation and resurfacing, and equipment supply and installation. Having one team across the whole lifecycle avoids finger-pointing between separate contractors and keeps the pool in good condition long-term.
