- Scope of Rooms — A full-home fit-out costs less per room than individual rooms done separately due to economies of scale.
- Finish Level — The quality of surface materials — tiles, flooring, paint, and wall finishes — has a direct multiplier effect on overall cost.
- Joinery & Wardrobes — Custom built-in joinery (wardrobes, TV units, storage walls) is highly labour-intensive and varies widely by complexity.
- False Ceilings & Lighting — Gypsum coves, coffered ceilings, and layered lighting add significant material and installation cost.
- Kitchen & Bathrooms — Wet areas and kitchens carry the highest per-sq.ft cost due to plumbing, tiling, cabinetry, and fixtures.
