What LVT Is and What We Fit

LVT is a flexible, multi-layer vinyl floor sold as planks or tiles. A printed layer gives the wood, stone or tile look. A clear wear layer on top takes the traffic. Underneath is a flexible backing that follows the floor below it.

That flexibility is the reason to choose LVT. It is thin, so it adds little height at doors and against skirting. It is quiet and slightly soft underfoot. It does not absorb water, so it does not swell the way wood and laminate can.

Glue-Down or Click-Lock LVT

Glue-down LVT is bonded to the subfloor with adhesive. It gives a flat, stable floor with no hollow sound, and it suits large areas, shops, offices and rooms with rolling loads such as trolleys and office chairs. It needs a very well prepared subfloor and a longer job, because the adhesive has to cure.

Click-lock LVT floats over the floor on interlocking edges. It installs faster and cleaner, and a damaged plank can be lifted and replaced. It suits renovations, rentals and rooms you need back quickly. It needs a flat floor, because a floating floor over a dip will flex and open at the joints.

We choose per room. A rental flat that has to turn around between tenants often suits click-lock. A retail unit with constant foot traffic usually suits glue-down.

The Wear Layer Explained

The wear layer is the clear top coat above the printed pattern. It is measured in mils or millimetres, and it decides how well the floor resists scratches, scuffs and daily traffic.

  • Thicker wear layer: for busy family homes, shops, offices and any room with pets or rolling furniture.
  • Thinner wear layer: fine for bedrooms and guest rooms with light use.

Matching the wear layer to the room avoids paying for protection you do not need, and avoids a hallway floor that ages early. We state the wear layer in your quote so you can compare like with like.

Where LVT Fits in Dubai

  • Apartments. A thin build-up, quiet underfoot and quick to fit between handover and move-in. Check your building's rules first (see the next section).
  • Villas. Good for bedrooms, family rooms, kitchens and utility areas. If a room has large south-facing glazing, we talk through sun and heat before choosing a floating floor.

Apartments: Acoustic Underlay and Building Rules

Many apartment buildings in Dubai set rules on floor finishes and on the noise that reaches the unit below. Some ask for an acoustic underlay under new flooring, and fit-out works usually need approval or a NOC from building management first. The rules differ between buildings, so we ask for your building's fit-out guidelines at the start.

Acoustic underlay is a layer beneath the floor that softens footfall noise. It adds a little height, which matters at door thresholds and where the new floor meets tile. We plan both before ordering. We also keep to your building's working hours and use the service-lift slot you have booked.

Subfloor Preparation and Moisture

LVT shows what is under it. A ridge, a grain of grit or a hollow in the screed telegraphs through a thin flexible floor, and the glossier the finish, the more it shows.

Before any plank goes down we:

  • check the screed for level and flatness, and grind or fill where needed;
  • remove dust, old adhesive and loose material;
  • check that the subfloor is dry, because moisture in a slab or screed can weaken adhesive and cause lifting;
  • plan expansion gaps and the transitions to other floors.

Moisture matters most on ground-floor villas and near wet areas. If a slab is damp we tell you, and the fix comes before the floor does.

Looks and Patterns

LVT is printed, so the range of looks is wide.

  • Wood-look planks in light oak, warm walnut, grey and dark tones, in standard or wide, long planks.
  • Stone and tile looks in large tiles: marble, travertine, concrete and slate effects.
  • Herringbone and chevron layouts in plank LVT, for a parquet pattern without the sanding and sealing of timber. These need more cutting and more waste, so they take longer to lay than straight planks.
  • Textured surfaces where the grain follows the printed pattern, which read as more natural than a flat gloss.

Caring for LVT

  • Sweep or vacuum with a hard-floor head to lift grit.
  • Mop with a damp mop and a neutral floor cleaner.
  • Wipe up spills. The floor tolerates water, but standing water at the edges is best avoided.
  • Fit felt pads under furniture legs and soft wheels on chairs.
  • Avoid abrasive pads, harsh solvents and heavy steam, which can dull or lift the surface.

How the Job Runs

  1. Site visit. We measure, check the subfloor and moisture, and ask how the space is used.
  2. Recommendation. LVT type, wear layer, format and underlay for each room, with samples.
  3. Preparation. Old floor removed if needed, subfloor levelled and cleaned.
  4. Installation. Planks or tiles laid to the agreed layout, with transitions and skirting finished.
  5. Handover. Final check, care instructions and spare planks for future repairs where available.

Timing depends on the area, the format and the state of the subfloor. Glue-down jobs need time for the adhesive to cure.

What Drives the Cost of LVT

  • Area. More floor means more material, labour and preparation.
  • Glue-down or click-lock. The formats need different preparation and different labour.
  • Wear layer and product range. Thicker wear layers and premium ranges sit higher.
  • Pattern. Herringbone and chevron need more cutting and waste than straight planks.
  • Subfloor condition. Levelling, grinding and removing an old floor can be a large part of the job.
  • Acoustic underlay. Required in some buildings, and it adds a layer to the job.
  • Access. Floor level, lift booking and working hours set how fast the crew can work.

Does LVT need an acoustic underlay?
