What a chilled-water system is — and how it differs from split AC

A chilled-water system doesn't use refrigerant gas in your rooms. A central chiller plant (or, in most Dubai developments, a district cooling provider) cools water to around 4–7°C and pumps it through insulated pipes to fan coil units (FCUs) in each apartment, villa or floor. A fan blows room air across the FCU's chilled-water coil to cool the space; an actuator valve controls flow to hold the set temperature. The standard for large villas, towers and mixed-use developments.

Why chilled-water systems need different maintenance

Because the cooling medium is water, not refrigerant, the failure points are different:

  • FCU coils foul with dust and biofilm, cutting heat transfer and weakening cooling — often on a unit concealed above the ceiling.
  • Strainers clog with sediment from the chilled-water loop, starving the FCU of flow; a classic cause of 'no cooling' a refrigerant top-up will never fix.
  • Actuator valves stick or fail — FCU won't cool or won't stop; room runs cold or warm regardless of the thermostat.
  • Chilled-water pipe insulation degrades — in Dubai's humidity an uninsulated cold pipe sweats heavily, causing ceiling water stains and dripping.
  • Condensate drains and trays block, backing water up into the ceiling void.

The district cooling interface — what's yours and what isn't

Most Dubai towers and villa communities are fed by a district cooling provider (such as Empower or Emicool). The chilled water arrives at your property through an energy transfer station, and from that point inward — FCUs, strainers, valves, internal pipework and drainage — is what we service. A cooling complaint is often inside your FCU and valves, not a fault with the district supply. We service the consumer side and advise where an issue genuinely sits upstream.

A poorly matched FCU underperforms even on a perfect chilled-water supply.

What is the difference between chilled-water AC and a split system?

A split or ducted system uses refrigerant gas to cool the air at the unit itself. A chilled-water system uses a central chiller plant — or a district cooling provider — to cool water, which is piped to fan coil units (FCUs) in each space where a fan blows room air across a chilled-water coil. Chilled water is the standard for large villas, towers and developments because one central plant can cool an entire building efficiently, and it needs water-side maintenance rather than refrigerant work.

My apartment isn't cooling but I'm on district cooling — whose problem is it?

Often it's on your side of the interface, not the district supply. The district cooling provider runs the central plant and delivers chilled water to your energy transfer station; from there inward — the FCUs, strainers, actuator valves, internal pipework and drainage — is what we service. A common cause of weak cooling is a clogged strainer or a stuck valve in your FCU, which no amount of chasing the provider will fix. We diagnose where the fault actually sits and service the consumer side, advising you if the issue is genuinely upstream.

Why is my chilled-water system leaking water from the ceiling?

In Dubai's humidity, the usual cause is degraded or missing chilled-water pipe insulation. A cold pipe carrying chilled water sweats heavily when it isn't properly insulated, and that condensation drips into the ceiling void, showing up as stains or wet patches. The other common cause is a blocked condensate drain or tray on the FCU backing water up. Both are routine on our servicing scope — we check insulation and clear drainage so the leaks stop and the ceiling damage doesn't recur.

How often should a chilled-water FCU system be serviced?

At least twice a year for most properties, and more often for large villas, heavy-use homes or anywhere with several FCUs. Because the units are usually concealed above the ceiling, faults like a fouling coil, a clogging strainer or a sweating pipe develop unseen until they surface as weak cooling or water damage. Scheduled servicing catches them early. For multi-FCU villas and buildings, this is best handled under a maintenance contract so every unit is covered on a set schedule.

Do you service the strainers and actuator valves, not just the coils?

Yes — on a chilled-water system the strainers and valves are where many cooling faults actually live, so they're core to our scope. We inspect and clean strainers to keep chilled-water flow free, check actuator and balancing valves so each FCU gets and controls its design flow, and address the coil, filter, drainage and insulation alongside. Servicing only the coil while a clogged strainer starves the unit of water would leave the real fault in place, which is why we treat the whole consumer-side system.
