What We Do on a Move-Out or Move-In

One booking covers the jobs that usually need four different callouts:

• Deep cleaning. Kitchen, bathrooms, floors, windows, tracks, and the insides of cupboards and wardrobes. See move cleaning.
• Wall painting and touch-ups. Marks, scuffs and nail holes filled and repainted, or a full repaint where the walls need it. See move painting.
• AC servicing. Units serviced so the cooling works on handover. See AC maintenance.
• Fixture repairs. Loose handles, doors that catch, cracked sealant and similar small faults, through our handyman services.
• Property inspection. A room-by-room walk-through before and after the work.
• Handover documentation. A written record of the property's condition when the work is done.

You choose the whole list or only the parts you need.

Moving Out: Handing the Property Back

A tenant moving out is usually working to a deadline set by the tenancy end date and an inspection. We walk the property first and list what a landlord or agent is likely to flag: marks on walls, grease in the kitchen, limescale in the bathrooms, an AC that has not been serviced, a door that will not close.

Then we work through the list in order. We cannot decide what a landlord deducts from a deposit, and we do not promise an outcome. We get the property to the standard an inspection expects and give you a record of its condition.

Moving In: Ready Before the Boxes Arrive

An empty property is the easiest one to clean, repair and paint. Once furniture is in, every job is slower and the furniture has to be covered or moved.

If you are a new tenant or owner, the window between collecting the keys and the delivery day is the time to use. We repair, repaint and service the AC first, then clean last, so the dust from the earlier jobs is cleaned away as well. You move into a property that is already ready.

Homes, Offices and Landlord Portfolios

• Apartments and villas. From a studio to a full villa. For villas we can add garden cleaning and pool service where you want them.
• Offices. Handing back a unit at the end of a lease, or preparing a new one. The list is the same and we scope it on site.
• Landlords, agents and property managers. Turnaround between tenancies, scheduled around viewings and key handovers, with the same record of condition each time.

Permits, Service Lifts and Building Rules

Most Dubai buildings and communities control moves and works. The details differ, but the usual items are a move-in or move-out permit from building management, a booked service-lift slot, set working hours and access passes for tradespeople.

Ask your building management early and tell us what applies. We schedule our team around the lift slot you have booked and the building's hours. If you need removals as well, the truck and packers have to fit the same lift booking, which is why we coordinate with home moving.

Protecting Floors, Furniture and Valuables

If you are still living in the property while we work, we cover floors and furniture, keep doors and corridors clear and agree which rooms we work in first. Keep passports, jewellery, electronics and other valuables with you, and let us know about anything fragile or awkward in the work area.

Packing and transporting fragile or high-value items is a removals job, and our home moving team handles it.

How the Work Runs

1. Walk-through. We check the property, agree the scope and arrange key access.
2. Quote. A written quote for the scope we agreed.
3. Work. Repairs first, then painting, then AC service, then the deep clean last.
4. Handover. Final inspection, sign-off and the condition record.

What Drives the Cost

We price after a walk-through, as a package for the scope we agree. These are the factors:

• Property size. Studio, apartment or villa, and the number of bedrooms and bathrooms.
• Condition. A property in good order needs touch-ups. One with worn walls or heavy grease needs more.
• Services chosen. Cleaning alone, or cleaning with painting, repairs and AC service.
• Paint area. Touch-ups cost less than a full repaint.
• Number of AC units.
• Repairs. The number and kind of faults on the list.
• Timing. A tight handover deadline and building access hours.
