Annual AC Maintenance Contract (AMC) in Dubai

What we do and who it is for

An Annual Maintenance Contract (AMC) is a fixed-term agreement for scheduled, preventive AC care plus priority support. Small issues, such as a fouling coil, a slow drain or a weak capacitor, get caught before they leave you without cooling in August, and you work to a known cost instead of unpredictable emergency bills.

We offer AC AMCs for villa owners, apartment owners with one or several units, landlords and property managers, and offices. The thing that tells you what you are really buying is the inclusions-and-exclusions list, so we put ours in writing.

What is included

Scheduled visits typically cover:

• Preventive maintenance, usually quarterly or bi-annual, set to Dubai's climate and how heavily you use the system.
• Filter, accessible coil and drain line cleaning, which maintains airflow and prevents water leaks.
• A refrigerant level check, to flag any concern early.
• Electrical and mechanical inspection, with minor adjustments and repairs handled on the visit.
• Priority response between visits.

Comprehensive or non-comprehensive

• Non-comprehensive (labour-only): covers scheduled visits, inspections and labour, with spare parts billed separately. It suits newer units unlikely to need major parts.
• Comprehensive: includes specified spare parts and materials as well as labour, which gives genuine fixed-cost cover. It suits older units or owners who want total predictability.

We recommend a tier based on the age and condition of your units, not the biggest plan.

Dubai considerations: heat, dust and condensate

AC in Dubai runs for most of the year, so a system gets very little rest. Heat load is the first factor: a unit working flat out through summer wears faster, and a missed service is how a small fault becomes a breakdown at the worst time.

Dust is the second. Fine dust clogs filters and coats coils, which cuts airflow and pushes up running costs. Humidity is the third, because it means a lot of condensate. Drain lines that block or grow biofilm are the most common cause of water leaking from indoor units, which is why drain cleaning is part of every visit.

What is usually excluded

Hidden exclusions are the main reason people feel let down by contracts, so we state them up front:

• Major spare parts on a non-comprehensive plan, such as compressors and motors. They are diagnosed under the AMC and the part is invoiced separately.
• Refrigerant top-ups and recharges, which many Dubai providers exclude by default.
• Specialist one-off jobs such as deep duct and liner work.
• Full equipment replacement and faults outside the property boundary.

If a fault falls outside the plan, we diagnose it under the contract and quote the repair transparently.

How the contract runs

1. Assessment. We look at your units, their age and condition, and how they are used.
2. Tier and schedule. We agree the tier, the visit calendar and the written inclusions and exclusions.
3. Scheduled visits. Each visit follows the same checklist: filters, coils, drains, refrigerant, electrical and mechanical checks.
4. Priority support. If something fails between visits, you call us instead of searching for a contractor. The response commitment is set out in your agreement.
5. Review. If your usage or units change, we adjust the plan.

What drives the cost

AMC pricing is not a flat rate. It depends on:

• the number, type and age of your units;
• the tier you choose, comprehensive or non-comprehensive;
• the visit frequency, quarterly or bi-annual;
• the response level you want for emergencies;
• how easy the units are to reach.

You pay for the cover you need and nothing you don't. Every plan is a fixed annual quote after assessment, with VAT shown separately. Please note the cost depends on unit count and scope, so we don't quote before seeing the units.
