AC Duct Cleaning & Duct Liner Replacement in Dubai

What we do and who it is for

We clean AC ductwork and, where the insulation lining inside the ducts has failed, we replace or recoat it. Those are two different jobs. Most homes only need the first. Some need both, and a few need the liner dealt with before cleaning makes any sense.

The work suits villa owners with ducted systems, apartment owners whose ducts run through the ceiling void, landlords handing a unit to a new tenant, and offices where staff have started to notice a musty smell or fine dust at the vents.

What is included

• Inspection of the duct runs, grilles, blower and drain lines, so you know whether you need cleaning, liner work, or both.
• System-wide duct cleaning using negative-pressure extraction and agitation, covering ducts, grilles, blowers and drain lines, not just the vents you can see.
• Removal of degraded liner where it is mouldy, shedding fibre or water-damaged.
• New liner or insulation coating to restore thermal performance and condensation control.
• A final check that the system is clean and the new liner is fitted correctly.

Where it makes sense we pair this with coil cleaning and AC cleaning, because the coil and the liner share the same supply-air path.

Dubai considerations: heat, dust and condensation

Dubai's heat and humidity are hard on duct insulation. Cold supply air meets warm, humid air outside the duct wall, and that temperature gradient drives condensation. Add the fine dust that gets into every system here and you have what mould needs to grow.

Because ductwork sits upstream of every room the system feeds, a problem in the liner reaches the whole home at once. The signs that point to liner replacement rather than cleaning are:

• visible mould on the liner that can't be wiped away;
• fibre shedding, noticed as fine dust near the vents;
• a musty smell that returns soon after a duct clean, because the smell is in the material;
• water or condensation damage that has soaked the insulation;
• a liner that has been in service a long time.

How the job runs

1. Inspection. We look at the ducts and liner and tell you plainly what we find.
2. Agreement on scope. You get a fixed quote after assessment, with cleaning, coating or replacement spelled out.
3. Cleaning. Negative-pressure extraction and agitation clear dust, debris and biofilm from the whole duct system.
4. Liner work. Degraded material is stripped out, then new liner or an insulation coating goes in.
5. Verification. We check the system is clean and the new liner is fitted correctly before we leave.

Coating or replacing the liner

The liner is usually elastomeric foam or a fibreglass-based insulation. It does three jobs: it keeps cooled air from losing temperature on its way through the ducts, it stops moisture dripping from temperature gradients, and it dampens noise from the air handling unit. When it degrades you can see higher running costs, condensation problems and more system noise, not only contamination.

• Liner sound but worn: an insulation coating restores the surface without a full strip-out.
• Liner mouldy, shedding fibre or saturated: full removal and replacement is the right call, because coating over it traps the problem.

The inspection decides which one your system needs. We don't default to the bigger job.

What drives the cost

We don't quote from a price list because the job varies too much. What moves the quote:

• how many ducts, grilles and units are on the system;
• whether the work is cleaning only, coating, or full liner replacement;
• access, for example ducts in a tight ceiling void or a multi-storey villa;
• the condition we find on inspection, such as mould or water damage;
• whether coil cleaning is done in the same visit.

You get one fixed quote after the assessment, with VAT shown separately.
