What a ducted (concealed split) system actually is

A ducted split hides the indoor fan-coil inside the ceiling void or a bulkhead, then distributes cooled air through insulated ducts to supply grilles in each room. From the room you see only the grilles. The right choice when you want whole-home cooling that's even, quiet and architecturally clean rather than a box on every wall.

Ducted vs wall-split — choosing honestly

  • Wall-split — suits single rooms, apartments and retrofits where cost and speed matter most; cools only the spaces you switch on.
  • Ducted / concealed split — suits villas, open-plan layouts and new fit-outs; uniform temperature, low noise, hidden finish; costs more and takes longer to install.

Zoning — the feature that makes ducted worth it

Instead of cooling the whole home to one temperature, a zoned system splits the property into independently controlled areas:

  • Cool only the zones in use — cuts running costs in a climate where AC dominates the bill.
  • Different set-points in different rooms — a cool bedroom at night without freezing the rest of the house.
  • System runs gentler and quieter — not fighting to cool empty rooms.

Zoning is designed in at the survey stage; retrofitting it later is far harder.

Design and sizing — BTU load and external static pressure

A ducted system lives or dies on its design calculations.

  • Cooling load (BTU/h or tons) — calculated from floor area, ceiling height, glazing, sun exposure, insulation and occupancy; not a rule of thumb. One ton is roughly 12,000 BTU/h.
  • External static pressure (ESP) — fan must be matched to the length and complexity of duct runs. Under-spec the ESP and far rooms never get enough airflow; weak cooling is a design fault, not a unit fault.
  • Desert (T3) rating — units should be rated appropriately so they perform at Dubai's peak summer ambient temperatures.

A proper ducted installation

  • Correctly routed, well-insulated ducting with balanced supply and return so every grille delivers its design airflow.
  • Properly sized, flared and insulated copper refrigerant lines kept as short and clean as the layout allows.
  • Vacuum (evacuation) of lines before charging to remove moisture and air — the most common shortcut in cheap installs.
  • Condensate drainage with correct fall and insulation — a concealed unit that leaks does so above your ceiling where damage hides until it's expensive.
  • Charging to specification, then commissioning — pressures, temperatures, airflow at each grille and the drain checked under real running conditions.
