The Property Masters provides marble floor sealing and polishing across Dubai and the UAE — preventive care that keeps natural stone protected and bright. Marble is porous and easily etched, so the right defence is an impregnating (penetrating) sealer that soaks in and blocks spills before they become stains, paired with a diamond polish or crystallisation for shine. Sealer is not permanent: it wears and needs renewing on a re-seal cycle. We assess your stone, recommend the correct system, and price each job per m² with a fixed quote after a free site visit.
Why marble needs sealing in the first place
Marble is a porous, calcium-based stone — two weaknesses to know:
- Absorbs liquids coffee, oil, wine and water sit in the pores and become stains
- Acid-sensitive citrus, vinegar, many cleaning products and hard-water deposits chemically react with the surface and leave dull etch marks
Sealing slows absorption so spills can be wiped away before they penetrate. It is preventive care — done before damage, not after.
Penetrating sealers vs topical sealers
- Impregnating / penetrating sealers soak below the surface and line the pores with a water- and oil-repellent barrier, without changing the look or feel of the stone — the right choice for most marble floors; protects from within; lets the stone breathe
- Topical sealers sit on top as a film; can look glossy initially but scratch, wear unevenly under foot traffic and can trap moisture — generally a poor fit for a busy marble floor
We use penetrating sealers for floors and recommend the grade — standard water-based, premium solvent-based, or oleophobic where oil resistance matters — to suit the stone and room.
Polishing and crystallisation
- Diamond polishing progressively finer abrasives bring back a natural, deep gloss in the stone itself — used where a floor is dull or lightly worn
- Crystallisation chemical-and-mechanical process that hardens the surface and produces a high, durable shine; favoured in high-traffic commercial lobbies
Key distinction: crystallisation is a finish, not a sealer — it hardens and shines but does not give the deep stain protection an impregnating sealer does. The two are often used together.
The re-seal cycle — sealer is not forever
A penetrating sealer wears with foot traffic, cleaning and UV.
- Busy floor re-seal roughly every 1–3 years; sooner in heavy commercial use
- Low-traffic area can go longer
- Field test drop water on the marble — if it beads, the seal is working; if it darkens and soaks in, time to re-seal
We advise a realistic cycle for your floor rather than selling unnecessary work.
Stone type and Dubai's climate
- Most acid-sensitive stones marble, travertine, limestone and onyx — benefit most from sealing
- Granite harder and less porous but still worth protecting
- Dubai demands fine abrasive sand acts like a grinding paste underfoot; intense sun and temperature swings stress the surface; hard water leaves mineral deposits
- We choose sealer grade and finish with these conditions in mind; advise on entrance matting and pH-neutral cleaning so your sealing lasts
Our process
- Assess stone type and condition
- Clean; grind and hone where needed to remove scratches and level lippage
- Diamond-polish or crystallise to the finish you want
- Apply the correct impregnating sealer and buff
- Hand back clean; leave simple aftercare guidance

Frequently Asked Questions
How often should marble be re-sealed in Dubai?
Sealer is not permanent — it wears with traffic, cleaning and UV. As a guide, a busy floor benefits from re-sealing roughly every one to three years, sooner in heavy commercial use and longer in low-traffic areas. A quick test: drop water on the marble; if it beads the seal is fine, if it darkens and soaks in it is time to re-seal.
What is the difference between a penetrating sealer and crystallisation?
A penetrating (impregnating) sealer soaks into the pores and gives stain and water protection from within, without changing the look. Crystallisation is a surface finish that hardens the stone and produces a high, durable shine but does not provide deep stain protection. They do different jobs and are often used together — crystallise for shine, seal for protection.
Will sealing change how my marble looks?
An impregnating sealer is designed to be invisible — it works below the surface and does not alter the colour, texture or sheen of the stone. If you want added shine, that comes from diamond polishing or crystallisation, which we can carry out in the same visit before sealing.
Can you seal marble that is already polished and looks fine?
Yes, and it is the best time to do it. Sealing is preventive care, so applying it while the stone is in good condition protects it before spills cause stains or etching. We clean and lightly prepare the surface first so the sealer penetrates evenly.
Does sealing stop etch marks?
Sealing greatly reduces staining from absorbed liquids, but it does not make marble acid-proof. Etch marks are a chemical reaction between acid and the stone's surface and can still occur from spills like citrus or vinegar. The fix for existing etching is honing and re-polishing, which we cover under marble restoration.
How is marble sealing and polishing priced?
It is priced per square metre and per project, because the stone type, its condition, the grinding or honing required and the chosen finish all affect the work. We give a fixed quote after a free site visit and assessment, quoted excluding the 5% VAT applied in the UAE.
