The Property Masters handles civil minor works across Dubai — the building-fabric repairs that keep a home sound: crack repair, plastering, tiling, waterproofing and minor structural fixes. The skill isn't just patching what you see; it's diagnosing why a crack opened or a wall is damp, then fixing the cause so it doesn't return. In Dubai's heat and humidity, waterproofing and the right materials matter more than most realise. We assess first, work cleanly, and tie the job into painting and fit-out where it makes sense. Civil works is the trade behind the surfaces — the structural and building-fabric repairs that sit beneath the decoration. We focus on the minor works end: the targeted repairs a home or villa needs, not ground-up construction. The core scope is:
This work underpins our wider home maintenance service, and it's the natural first step before painting or a fit-out.
A crack is a symptom, and filling it without understanding it just hides the problem until it reopens. We look at the pattern first. Fine hairline cracks in plaster are usually cosmetic — shrinkage or thermal movement — and are cut out, filled and skimmed flush. Diagonal cracks at the corners of doors and windows, stepped cracks following the mortar lines of blockwork, or cracks that are widening over time can point to movement and deserve a proper look before they're closed up. We repair the crack correctly — raking out, filling with the right compound, taping where needed and re-skimming — and we're honest if what we're seeing suggests a structural cause worth investigating further rather than simply papering over.
Good decoration starts with a good substrate. Our plastering brings walls and ceilings back to a true, level surface: patch repairs around new openings, re-skimming tired walls, and making good after electrical or plumbing chases are cut in. For tiling, we set floor and wall tiles to an even plane with consistent joints, replace individual cracked or hollow-sounding (drummy) tiles without re-doing the whole floor where possible, and re-grout to refresh a tired bathroom or kitchen. Getting the substrate flat and the tiles bedded properly is what stops lippage, cracking and the slow failure that follows a rushed job.
Water is the quiet destroyer of buildings, and in Dubai the combination of wet rooms, flat roofs, balconies and high humidity makes waterproofing one of the most important — and most often neglected — pieces of civil work. We apply liquid or membrane waterproofing to the surfaces that need it: bathroom and shower floors and walls before tiling, balcony decks, and roof areas prone to ponding. Done correctly, with the right primer, membrane and detailing at upstands and drains, it stops leaks reaching the structure and the floors below. Where damp is already showing on a wall or ceiling, we trace it to its source — often a failed membrane or a leak — rather than just re-skimming over a stain that will bleed straight back through.
We handle the smaller structural jobs that fall between a handyman and a main contractor: block and masonry repairs, rebuilding or making good damaged walls, repairs around lintels, and reinforcement of minor elements. Anything that touches the building's structure is assessed carefully, and where a job is genuinely beyond minor works — or needs a consultant's sign-off — we'll say so plainly rather than take on something that should be engineered.
Civil work rarely stands alone — it's usually the groundwork for something else:
Civil work is priced per project because a single crack repair, a re-plastered room and a balcony waterproofing job are very different in scope; our handyman work starts from AED 109 per hour as a reference for smaller tasks. The figure depends on the area, the materials and the cause of the problem. These are indicative only; we provide a fixed quote after a free site visit, and all pricing is subject to +5% VAT.
