A kitchen renovation in Dubai is rarely just a new set of cabinets. Between summer heat that warps poorly specified joinery, humidity that lifts laminate edges, and the plumbing, electrical and gas works that often need building-management and DEWA sign-off, a remodel here has more moving parts than most homeowners expect. The Property Masters is a Dubai-based interior design and fit-out company serving all seven emirates, and we run kitchen remodels as a single accountable project — design, materials, fit-out and aftercare under one roof. Why a Dubai Kitchen Renovation Is Different
Heat and humidity. Ambient heat and air-conditioning cycling create movement in materials. Cheap chipboard carcasses swell and veneers de-laminate, so we specify moisture-resistant boards, quality edge-banding and rated hardware — the cheapest cabinet is the one you replace in three years. Water, plumbing and electrical. A kitchen concentrates services in one space; relocating a sink or adding an island are the works most likely to trigger building rules and authority approvals. Apartments vs villas. Apartment kitchens are constrained by risers and owners-association fit-out rules; villas allow more freedom but more services, so villa fit-out costs run materially higher per square foot.
Our Kitchen Renovation Process
- Consultation and free site visit — accurate measurement turns a "starts from" number into a fixed, honest quote.
- Design and material selection — layout, 3D visuals and a material schedule to approve before anything is ordered.
- Approvals and documentation — where works touch plumbing, electrical or gas, we handle approvals (see below).
- Strip-out and fit-out — old kitchen removed, first-fix services, then cabinetry, worktops, appliances and finishes, with site protection and waste removal included.
- Snagging, handover and aftercare — we resolve snags and hand over; the same team can maintain it afterwards via kitchen plumbing maintenance.
Materials: Choosing for the Climate
Worktops are where most budgets are won or lost. Quartz is the durable, low-maintenance all-rounder; porcelain (sintered stone) adds heat and scratch resistance; natural stone such as marble is beautiful but porous and needs sealing. For carcasses we favour moisture-resistant board. Good ventilation and a properly specified extractor matter more here than in cooler climates. For a fully fitted system see our modular kitchen page; for wider works, fit-out works.
What Drives the Cost
- Layout changes — keeping plumbing and electrics in place is far cheaper than relocating them
- Cabinetry quality and quantity — material, hardware and run length
- Worktop choice — quartz, porcelain and natural stone sit at very different price points
- Appliances — integrated appliances add joinery cost
- Property type — villa works typically run higher per square foot
As an indicative guide, our turnkey interior fit-out tiers start from AED 250 per sq ft (Essential), AED 450 (Premium) and AED 800 (Luxury), excluding 5% VAT and before a typical contingency, with villas estimated higher. Kitchens are highly project-dependent, so we give a fixed price after the free site visit. Model a ballpark with our cost calculator.
Approvals: DM, Trakhees, DEWA and Your Building
Purely cosmetic swaps usually need no approval. But once works touch plumbing, drainage, electrical load or gas, you may need a No Objection Certificate (NOC) and approval from Dubai Municipality — or Trakhees in free-zone communities — plus DEWA coordination, and the building's owners-association or developer approval for apartments. Requirements vary by community and scope, so we assess your case and, where needed, prepare and submit the approvals on your behalf.

Frequently Asked Questions
How much does a kitchen renovation cost in Dubai?
It depends on size, layout changes, cabinetry and worktop choice, and whether it is an apartment or villa. As an indicative guide, our turnkey fit-out tiers start from AED 250 per sq ft (Essential), AED 450 (Premium) and AED 800 (Luxury), excluding 5% VAT and before a contingency allowance, with villas estimated higher. We give you a fixed price after a free site visit rather than an estimate that changes later.
Do I need approvals to renovate my kitchen in Dubai?
Cosmetic changes such as new doors, worktops or paint usually do not. But once works touch plumbing, drainage, electrical load or gas, you may need an NOC and approval from Dubai Municipality or Trakhees (in free-zone communities), plus DEWA coordination and your building's owners-association or developer approval. We assess your case and handle the submissions where approvals are needed.
How long does a kitchen remodel take?
A straightforward like-for-like replacement can take a few weeks, while a full remodel with layout changes, relocated services and approvals takes longer. Authority approvals, when required, are the main variable, so we begin them early and confirm a realistic written programme before work starts.
Which worktop is best for a Dubai kitchen?
Quartz is the popular all-rounder for its durability and low maintenance. Porcelain (sintered stone) adds heat and scratch resistance. Natural stone such as marble is beautiful but porous and needs sealing and care. We recommend based on how you cook and your budget during design.
Do you supply the appliances, or do I?
Either works. We can supply and integrate appliances as part of the project, or fit appliances you have chosen yourself. Integrated appliances add some joinery cost, which we set out clearly in your quote.
Can you remodel a kitchen in an apartment?
Yes. Apartment kitchens are constrained by the building's risers and the developer's original layout, and most buildings require owners-association or developer fit-out approval. We work within those rules, handle the approvals, and design the best layout your building allows.
Is the work guaranteed?
Yes. Our fit-out work is backed by a workmanship and defects-liability warranty in line with standard UAE market practice. As a single accountable partner that also offers maintenance, the same team that builds your kitchen can keep it maintained afterwards.
