The Property Masters designs and fits out hotels, resorts, serviced apartments, lobbies, lounges and spa facilities across Dubai and the UAE. Hospitality interiors are judged by the guest journey — arrival, check-in, corridor, room and amenity — so we plan zoning, sightlines and acoustics around how guests actually move, then specify contract-grade FF&E that survives heavy use. Where a property is already trading, we phase works to protect revenue and guest experience. Every project is priced by a fixed quote after a free site visit.
Designing around the guest journey
A hotel is a sequence of moments a guest passes through — design succeeds or fails at the transitions.
Zone-by-zone brief
- Arrival and porte-cochère clear focal point; calm registration experience
- Lift lobbies and corridors wayfinding, acoustic control and corridor wall protection
- Guest rooms considered balance of bed, work, storage and bathroom within a tight footprint
- Amenity spaces restaurants, pools, spa — each with its own design brief
- Back-of-house service routes, housekeeping stores and staff circulation kept invisible from guests
Brand alignment and FF&E
- Translate brand guidelines into a material and lighting palette
- FF&E schedules (furniture, fixtures and equipment) and OS&E (operating supplies and equipment)
- Contract-grade, not residential, products — upholstery to commercial rub-counts and fire ratings; case goods built for daily abuse; finishes chosen for cleanability
- A beautiful room that looks tired within a year is a commercial failure
- Custom joinery coordinated in-house for reception desks, headboard walls, wardrobes and minibar units
Durability and MEP for heavy use
- High-traffic floors, corridor wall protection, scrub-resistant paints, stain-tolerant fabrics — reduce lifetime cost
- MEP the part guests never see but always feel: HVAC sized for comfort and humidity control in Dubai's climate; lighting layered for ambience and tasks; water pressure and drainage for full occupancy; fire detection, suppression and emergency lighting
- MEP coordinated with architecture so diffusers, sprinklers and sensors sit cleanly within the ceiling design
Approvals and authorities
- Dubai Civil Defence (DCD) fire-safety approval — means of escape, detection, suppression, material fire ratings
- Municipality and licensing approvals depending on scope and jurisdiction
- F&B outlets carry their own kitchen and food-safety requirements
- We manage the submission and approval process as part of the programme
See our Dubai fit-out approvals guide for the typical route in plain terms.
Phased works around live operations
- Refurbishments of trading hotels require phased works — floor by floor or wing by wing
- Hoarding, separate access, dust and noise control, out-of-hours scheduling
- Sequencing, lift management and clear handback of each phase planned before work starts
- Fully closed refurbishment: same discipline compresses the programme and allows multiple zones at once
How we work
Concept through handover as one accountable team — design, technical drawings, authority approvals, procurement and fit-out. For construction detail see fit-out works and commercial interior design. For dining venues see restaurant interior design; for in-hotel boutiques see retail interior design. Browse the full interior design hub.
Indicative budgeting: hospitality typically sits in the upper tiers because of contract-grade FF&E and MEP intensity. We give a fixed quote after a site assessment (prices exclude 5% VAT). Book a free site visit on +971 50 928 5264.
Frequently Asked Questions
What types of hospitality projects do you handle?
We design and fit out hotels, resorts, serviced and holiday apartments, lobbies and lounges, food-and-beverage outlets within hotels, and spa and wellness facilities. We work on both new properties and refurbishments of trading hotels, and we can take on design-only or fit-out-only scopes as well as full turnkey delivery.
Can you carry out works while the hotel stays open?
Yes. Refurbishing a trading hotel almost always means phased works. We plan the sequence floor by floor or wing by wing, with hoarding, separate access, dust and noise control and out-of-hours scheduling, so guest experience and revenue are protected and each completed phase is handed back cleanly before the next begins.
Why does FF&E need to be contract-grade rather than residential?
Hospitality interiors take far heavier use than a home. Contract-grade furniture, upholstery and finishes are made to commercial rub-counts, fire ratings and cleanability standards, so the property still looks right after a year of constant occupancy. Specifying residential products to save cost upfront usually means premature replacement and higher lifetime cost.
What authority approvals does a hotel fit-out need in Dubai?
Dubai Civil Defence (DCD) fire-safety approval is central, covering escape routes, fire detection and suppression and material fire ratings. Depending on jurisdiction and scope, municipality and licensing approvals may apply, and any in-house kitchen or F&B outlet carries its own food-safety requirements. We manage the submission and approval process as part of the programme.
Do you provide the MEP design as well as the interiors?
Yes. We coordinate the mechanical, electrical and plumbing design with the architecture — HVAC sized for comfort and humidity control, layered lighting, water and drainage for full occupancy, and fire systems — so services sit cleanly within the ceiling and finishes rather than being added as an afterthought.
How is a hospitality project priced?
Hospitality fit-out is priced per project because FF&E specification, MEP intensity and the condition of the existing space vary widely. We give a fixed, itemised quote after a free site visit and assessment. Prices are quoted excluding the 5% VAT applied in the UAE.
