Free-weight and platform areas concentrate load in a way general office loading assumptions do not cover. Upper-floor units are the usual constraint, and a mezzanine more so.

A gym at occupied load is a different cooling problem from an office of the same floor area. For an amenity gym inside a residential tower or community, the building or community NOC comes first and usually carries its own fit-out guidelines and a refundable deposit. A gym sits higher than a plain office of the same area, because the flooring build-ups, the ventilation capacity and the acoustic work all carry real cost that finishes do not show.
