DEWA Approval in Dubai — Getting Your Fit-Out Electricity Connection

DEWA (Dubai Electricity & Water Authority) handles the power and water connection for your fit-out — and only a DEWA-enrolled contractor or consultant can submit the application. The Getting Electricity Fit-Out Connections service covers the load and distribution-board approvals, a low-voltage inspection, the meter and supply, and energization on payment of a security deposit. The Property Masters works with DEWA-enrolled contractors to prepare and submit your connection and manage it through to energization. We are the approvals-management service — DEWA issues the connection.

What DEWA Governs and Who Needs It

DEWA is the utility authority for electricity and water in Dubai. For a fit-out, you need DEWA's "Getting Electricity Fit-Out Connections" service (plus water where relevant), and crucially only DEWA-enrolled contractors or consultants can submit the application. DEWA also issues an Infrastructure NOC.

This applies regardless of which location-based authority governs your permit — DEWA is a cross-cutting utility approval alongside DCD.

The DEWA Approval Process

  1. Appoint a DEWA-enrolled contractor / consultant — only they can submit the application.
  2. Prepare the electrical submission — including a DEWA-approved TCL/MD (total connected load / maximum demand), the MDB/SMDB (main and sub-main distribution board) schedule, and the load-distribution schedule.
  3. Submit the application to DEWA.
  4. DEWA review of the submission.
  5. LV (low-voltage) inspection — DEWA inspects the installation; the result is typically issued the same or next day.
  6. Meter and supply — DEWA installs the meter and provides the supply.
  7. Energization — the supply is energized on payment of the security deposit.

Documents & Technical Requirements

The following are typically required — confirm for your project:

  • A DEWA-approved TCL/MD load figure.
  • The MDB/SMDB distribution-board schedule.
  • The load-distribution schedule.
  • Submission by a DEWA-enrolled contractor / consultant, plus the unit's tenancy and permit documentation.

Timelines & Fees

  • Timelines (as of the research date — verify; the official page blocked automated fetch): indicative connection timeframes have been cited as roughly 1 day for loads of 1–150 kW, 2 days for 151–400 kW, and 3 days for 401–5000 kW. Treat these as indicative and verify on the official DEWA page — and note a separately circulated "NOC within 7 working days" figure is unverified. These are review / connection times, not the end-to-end project timeline.
  • Fees: rather than quoting a fixed connection fee, use DEWA's official Electricity Connection Cost Calculator — fees depend on your load and connection type. Energization also requires payment of a security deposit. Fees vary — we confirm the current figures for your specific project.

Frequently Asked Questions

Can I apply to DEWA for my fit-out connection myself?

No — DEWA's 'Getting Electricity Fit-Out Connections' service requires the application to be submitted by a DEWA-enrolled contractor or consultant. The submission needs a DEWA-approved TCL/MD load figure, the MDB/SMDB schedule and a load-distribution schedule. We work with DEWA-enrolled contractors to prepare and submit it for you.

What is the DEWA fit-out connection process?

A DEWA-enrolled contractor submits the electrical application (TCL/MD, MDB/SMDB and load schedule). DEWA reviews it, then carries out a low-voltage (LV) inspection — the result is usually same or next day — and installs the meter and supply. The supply is then energized on payment of the security deposit. DEWA also issues an Infrastructure NOC.

How much does a DEWA connection cost?

We don't quote a fixed connection fee, because it depends on your load and connection type. DEWA provides an official Electricity Connection Cost Calculator for an accurate figure, and energization also requires a security deposit. We confirm the current figures for your specific project rather than rely on a number that may be out of date.

How long does a DEWA fit-out connection take?

Indicative connection timeframes have been cited as roughly 1 day for 1–150 kW, 2 days for 151–400 kW and 3 days for 401–5000 kW, but these should be verified on the official DEWA page, and a separately circulated 'NOC within 7 working days' figure is unverified. These are review / connection times, not the full project timeline. We confirm a realistic timeline for your project.

When is the power actually switched on?

After DEWA's low-voltage inspection passes and the meter and supply are installed, the supply is energized on payment of the security deposit. We manage the sequence so energization lines up with the rest of your completion and handover.
