Developed by Emaar as part of the Emirates Living master community, Emirates Hills sits adjacent to The Meadows, Springs, and Lakes, roughly 14 minutes from Dubai Marina and overlooking the Montgomerie Golf Club. The community comprises standalone ultra-luxury villas and mansions across Sectors A, B, C, and E, and Montgomerie Hills — with built-up areas ranging from around 5,000 to over 20,000 sq ft and plots reaching up to 58,000 sq ft. There are no new phases: Emirates Hills is a finite, fully established community.
Every villa in Emirates Hills has a private pool — it is a defining feature of the community. On plots of this scale, pools are rarely standard rectangles: you will find large-format freeform designs, infinity edges, perimeter-overflow pools, spa attachments, water features, and in some cases multiple bodies of water on a single plot. Most of these pools are now 15–22 years old.
At this age in Dubai's climate — intense UV, summer heat above 45°C, and fine dust — plaster surfaces are typically at the end of their serviceable life. Automation systems, heat exchangers, pump motors, and chemical dosing equipment installed in the mid-2000s are now either obsolete or failing. Many Emirates Hills owners are undertaking full villa refurbishments, and the pool is invariably part of that scope.
Because every pool in Emirates Hills is effectively custom, all scopes and pricing are confirmed after a site and pool inspection. This is not a community where a standard price list applies.
